Home & Foundation Specification Guidelines

A durable home needs strong bones which is why we insist on building the foundation ourselves and only using top-quality construction materials that we know will stand the test of time.

Walls, Ceilings and Roof

  • Exterior walls – 2″x6″ kiln dried studs at 16″centres.
  • Interior walls – 2″x4″ kiln dried studs at 16″ centres.
  • 1/2″ plywood sheathing on roof.
  • Premium roof shingles with limited lifetime warranty.
  • Wood exterior wall sheathing.
  • Drywalled interior screwed (not nailed) & completely finished.
  • Smooth or California ceilings throughout.
  • Roof trusses/rafters engineered to meet snow loads in your region.

Floors

  • Solid lumber in first floor systems.
  • Choice of carpet in living room and bedrooms.
  • Superior high density pad under carpet.
  • Choice of vinyl flooring in kitchen, dinette, dining room, foyer, bathroom, laundry.
  • Optional premium hardwood, ceramic tile and laminate.
  • We use Open Web Joists on all our 2nd floor systems.

Stairs

  • To 2nd floor – closed stained oak stringers with carpeted treads, risers & oak handrail.
  • To basement – closed stringers, unfinished basement grade wood stairs.

Kitchen

  • Choice of custom wood or thermofoil flat panel cabinet doors.
  • Choice of laminate countertop.
  • Range hood fan with charcoal filter and light.
  • Double compartment stainless steel sink with single lever, washerless faucet.
  • Standard soft close door & drawers.

Bathroom

  • Designer bathroom accessories and fixtures.
  • One-piece acrylic tub and shower enclosure with cap & pot light.
  • Single handle, washerless faucets.
  • Choice of custom wood and thermofoil flat panel vanity cabinetry.
  • Exhaust ventilation through Heat Recovery Ventilator (HRV).
  • Choice of laminate countertop.
  • Choice of mirror or medicine cabinet.
  • Insulated bathroom walls.

Plumbing

  • copper and pex supply water supply lines, ABS drain piping.
  • Optional on site basement plumbing.

Doors and Windows

  • Raised panel interior doors & sliding by-pass closet doors painted white.

Trim and Paint

  • Deluxe oversize white painted baseboard, door frames and window casings.
  • Choice of MDF trim from our standard section.
  • All interior walls painted from standard colors, optional designer colours available.

Finish Hardware

  • Designer finish interior & exterior door hardware including knobs & locksets.
  • Standard & brushed stainless lever handles or knobs.
  • Privacy locksets for all bathrooms.

Insulation

  • R60 in ceilings
  • R29 in exterior walls. (R7.5 continuous with R22 Batt.)
  • R20 Full height insulation in basement. (R6 continuous with R14 Batt)

Energy Sealing and Heating

  • Complete exterior house wrap
  • Unique airlock covering for electrical outlets and light fixture boxes
  • Closed cell sill plate gasket between home and foundation
  • Window frames foam sealed in place
  • Seals on all exterior doors
  • Heat Recovery Ventilator (HRV) including ductwork and timers in bathrooms and kitchen
  • Full ductwork and gas or propane furnace
  • Optional upgrades include a heat pump or air conditioner, forced air oil, electric or ground source heating system
  • Optional Energuide Rating or R2000 package

Soffits & Fascia

  • Pre-finished aluminum soffits and fascia
  • Seamless aluminum eavestrough and downspouts

Foundation

  • Foundation excavation.
  • 4″ (min.) drainage stone under floor.
  • 4″ perimeter drainage tile covered with 6″ of crushed stone.
  • Perimeter walls are poured concrete.
  • Foundation walls are damp proofed & drainage membrane is installed.
  • Foundation backfilled to rough grade with subsoil from excavation.
  • 3″ (minimum) thick poured concrete floor.
  • Supply and installation of a sump well and lid.
  • Thermal sealed sliding Low E windows with screens.
  • Sill plate and gasket supplied and installed.
  • Control joints are placed in basement floor and walls.
  • R20 basement insulation with 2″x4″ wood studs at 24″ centres.
  • Optional full basement finishing.

  • Choose from Royal Homes plans or customize with your own ideas & lifestyle needs.
  • Complete set of custom plans provided for obtaining building permit

10 year structural warranty

Full 7 year structural Tarion Warranty on your complete Royal Home, which is extended 3 years by Royal Homes to provide a full 10 year structural warranty.

Five (5) year “no leak” foundation warranty

    Where can I get a price list or How come your website doesn’t show pricing?

    Prices vary geographically, depending on where you are building. With the amount of options available, price lists run into thousands of options. Prices change with the options you choose. The best way to get an idea on pricing would be to contact our Design Centre nearest to where you are building.

    Why should I buy from you over a conventional or "Stick-Builder"?

    The advantages of prefab include building in a climate controlled environment, using environmentally friendly products which reduces waste and a CSA monitored quality controlled program. There is less time start to finish, with less disruption to neighborhood. We also sell at a firm price.

    Do your homes include a foundation?

    Yes our homes include full foundation and basement.

    How long does it take to build a Royal Home?

    It takes less than two weeks to build a home in our factory, but the process from start to finish is very dependent on the timing of obtaining a building permit. For most of our clients the process from start to delivery is twelve to sixteen weeks with move in eight to twelve weeks thereafter.

    What size homes do you build?

    As a custom builder we can build any size home but generally the average size range is between 1300 and 3500 sq feet.

    Do you build garages?

    Yes. Garages are built on site after the home is delivered.

    Are the homes energy efficient?

    Building a prefab home in a factory assures the highest attention to sealing the building envelope and ensures that the cold stays out.

    Since your homes are so energy efficient and air tight, how do you get fresh air?

    All our homes have HRV heat recovery ventilator air exchanger to remove stale air, and introduce fresh air.

    Where can I put a prefab home?

    Anywhere in Ontario you like.

    Can I really customize my prefab home?

    Yes, we use state of the art custom design software, today no two homes are built alike.

    Do you finish the basement?

    Yes. We can customize your basement to the finishes you desire.

    Are Royal Homes built to code?

    All Royal Homes are individually designed to meet all provincial and municipal building codes for your specific lot location.

    Do you build stick-built or conventional homes as well?

    We are a custom home builder first and use prefabricated components wherever we can, because it is a better way to build. If you have a remote site or custom home design with large open spaces we would look at what makes most sense for that design and location. This could include prebuilt panels or partially site built specific rooms.

    What makes the building process environmentally friendly?

    Waste in the factory is separated and recycled, reducing the impact on landfills. This has less disruption in terms of noise and time at job site. Building prefab allows for higher energy efficient homes and reduced heating costs.

    How is your home delivered?

    Our home is delivered by way of custom designed hydraulic flatbed trailers and precisely craned onto the foundation.

    Can you make changes or custom design?

    Yes, clients are given preliminary plans to review and changes are welcome and easily accommodated.
