Prefab Homes in Ontario: Prices In 2022

Building your dream home can be costly, but it doesn’t have to be.

Choosing a prefabricated or modular home could get you more bang for your buck on a home built just for you.

These homes are cost-competitive with traditional homes and take 30-60% less time to build. Plus, they build equity at the same rate as other homes.

Prefab or modular homes are the perfect way to get the custom home of your dreams without breaking your budget.

That said, at Royal Homes, we do not release a standard price list or pricing per square foot for good reason.

There are many factors that go into pricing our custom homes. The only way to provide you a reliable estimate is to know exactly what you’re looking for.

This is why we work one-on-one with you to give you a realistic estimate for the price of a custom prefabricated home in Ontario.

Let’s take a look at what goes into the price of a prefab home in Ontario in 2022 to help you decide if it’s right for you.

Price of a Prefab Home in Ontario: Factors to Consider

Custom modular home prices vary based on several factors. These include the builder you choose, the type of home you want, and what features you want in your custom home.

  1. Model/Plan:

  • One story, or two?
  • How many square feet?
  • How many bedrooms and bathrooms?

Modular homes vary greatly in price based on their size and layout. A house with more square footage will be more expensive because it takes more materials. For example, a two-bedroom modular home model will cost more than a one-bedroom model.

At Royal Homes, you’ll find prefab home models for every budget, all which are customizable to fit your needs!

  1. Customization Options

Most modular home builders offer only a few cookie-cutter designs. With Royal Homes, you choose from dozens of unique modular home models that you can customize.

In addition to adjusting the number and size of rooms, here are just some of the customization options available for prefab homes:

  • Exterior siding
  • Paint colours
  • Light fixtures
  • Windows
  • Countertops/wall tiles
  • Flooring
  • Interior doors/handles
  • Heating and HRV systems
  • Plumbing fixtures
  • Fireplaces/wood stoves
  • Barrier-free options such as ramps and wider doorways

As you can imagine, the cost of a prefab home depends on the options you pick. This is why we don’t publish a price list ‒ with all the options available, it would be thousands of pages long!

  1. Geography

The cost of custom prefab homes in Ontario varies by location. Custom homes cost more in some regions because of transportation and on-site construction costs.

  1. Prefab Home Package

Typically, custom modular home builders offer two kinds of packages:

  • Basic package that includes delivery, installation of modules by a crane and a small crew, and completion of final touches, such as finishing the roof
  • Complete package that includes preparation of the land, and foundation, along with delivery and installation of modules and final touches on site

At Royal Homes, we believe a long-lasting home requires a strong foundation. For this reason, we construct the foundation ourselves using materials that stand the test of time.

How to Get the Best Price for a Prefab Home in 2022

When materials and labour costs fluctuate, it’s common for developers to pass these costs on to their buyers.

With Royal Homes, you don’t have to worry about that. Our price stays the same as long as we are able to deliver the home within a certain time.

It’s all part of our Buy Now, Build Later program.

Buy Now, Build Later lets you lock-in your price with a deposit. You won’t pay more if our costs rise between now and when we deliver your home.

In most cases, this program saves homeowners up to 5% on the cost of a prefab home in Ontario

Find Out What a Prefab Home Will Cost You in 2022
